Advantages and Disadvantages of a World Without Airbnb Amid Tourist Restrictions

On June 21, Barcelona's mayor, Jaume Collboni, announced a ban on short-term rentals starting in November 2028 in response to a housing crisis that has excluded many residents from the real estate market. The plan aims to reintroduce 10,000 apartments currently listed on platforms like Airbnb back into the market.


Other cities, such as New York and Berlin, have also implemented similar restrictions. These regulations arise in a global context where the impact of Airbnb and other platforms on rising housing prices and overtourism is being questioned.


Experts believe that eliminating short-term rentals could drive up hotel prices and affect families struggling to find suitable options in the hospitality industry. While some studies suggest that short-term rentals are not the main cause of high rents, pressure from local residents has led authorities to take action.


Alternatives, such as limiting rentals to 90 days a year, have been implemented in some areas, but regulation remains a challenge. Despite concerns about reduced options for travelers, some believe these restrictions could enhance the tourist experience by preserving local culture and reducing animosity between tourists and residents.
